The Opportunity
As a result of significant growth and expansion, the Senior Project Manager will be responsible for a new development 3-phase of 400 condo/apartments to lead the pre-construction and construction phase of the project and work in close collaboration with the VP Project Management, Professionals, Owners, Superintendents, the Technical Director, Assistant Project Manager, the Administrative Assistant and support staff. The selected candidate will be part of a winning team for mixed use multi-phase projects.
Key Responsibilities
- Prepare, monitor and control the construction budgets;
- Prepare, supervise and track project schedule;
- Prepare, issue, evaluate tenders, negotiate and award contracts;
- Supervision of the construction activities on-site being in close contact with sub-trades, professionals, and Devmont team members to ensure that all available resources, material and equipment are on site to meet the schedule;
- Collaborate with the Health and Safety Coordinator. Senior Project Manager needs to have an active role on site Safety and Security;
- Work with consultants/sub-contractors and Devmont team to resolve issues during construction;
- Lead kick-off and coordination meetings with subcontractors/professionals;
- Supervise and track sub-contractor submittal process:
- Coordinate, review, and comment on shop drawings (reviewed initially by the Technical Director) submitted by sub-trades;
- Submit to appropriate professionals for approval and follow-up in a timely manner;
- Participate in the preliminary design of buildings in collaboration with the architect and engineer;
- Participate and/or manage the detailed design with the consultants in order to prepare quality plans that respect the fixed scopes of work, the budgets and the regulations;
- Supervise and track changes in plans, change orders, site instructions, including validations of any adjustments in cost etc.;
- Manage simulations relating to the closing and completion of the project;
- Supervise and track contract close out including start up calibration and certification of all equipment, and close out documents;
- Supervise and track quality controls and deficiencies and after-sales service;
- Participate in applying and getting various permits related to construction;
- Manage leasehold improvements for commercial clients; and management and follow-up of customer customizations and color choices;
- Prepare meeting agendas and meeting minutes in conjunction with the assistant project manager;
- Ensure the transfer of information to the construction site for proper coordination and understanding of design intentions;
- Perform monthly reports including updates on cost and schedule;
- Prepare contracts and purchase orders in conjunction with the administrative assistant;
- Approval of monthly statements and invoices from subcontractors;
- Other various related tasks related to the project management department.
The Candidate
Skills, Knowledge and Experience
- Bachelor’s degree in construction engineering, civil engineering, mechanical engineering, architecture or other relevant training;
- Minimum of 10 years of relevant experience;
- Proven experience at a senior level in Project Management;
- Experience in mid-rise to high rise concrete construction residential or hotel development;
- Strong negotiation skills and legal acumen;
- Knowledge of the Quebec Building Code, applicable laws and other regulations;
- Knowledge and proficiency in computer tools such as Word, Excel and MS Project; AutoCAD and Procore would be an asset;
- Bilingual: spoken and written (French and English);
- Experience in scope of work preparation and contract award;
- Reading and understanding of structural plans, mechanical, electrical, architecture, sprinklers, etc.
